MANILA, Philippines — The Aboitiz Group’s industrial and commercial real estate arm is expanding the LIMA Estate in Batangas by adding 500 hectares to cater to growing demand.

Aboitiz Economic Estates president and CEO Rafael Fernandez de Mesa said that LIMA Estate is being expanded through an additional 500 hectares in the coming years to bring the total land area to 1,600 hectares.

“Those 500 hectares will house many more companies, will employ many more people. So you can just imagine what the economic impact will be not just here for Batangas, but for all of Southern Luzon and the country,” he said.

Located in Lipa and Malvar in Batangas, LIMA Estate currently covers 1,100 hectares and hosts 200 global manufacturers with 75,000 employees.

De Mesa said that Aboitiz Economic Estates continues to see demand for spaces within LIMA, with 20 firms currently building facilities and another 20 in the planning phase.

“We project there would be potentially around 250,000 total jobs. So that’s inclusive of the current 75,000,” De Mesa said, noting these only cover manufacturing jobs.

Beyond manufacturing, he said LIMA Tower 1, which is also located in the Biz Hub within LIMA Estate, is  expected to open other employment opportunities including business process outsourcing jobs.

“There’s already 1,500 [jobs], but as the remaining of the building becomes operational, that’ll be close to 4,000 jobs,” he said.

Malcolm Santiago, commercial business unit head at Aboitiz Economic Estates told reporters that the original plan for the office buildings involves investing P7 billion for the construction of seven towers including Tower 1, within 10 years.

“Realistically, it might be extended to a span of 12 to 15 years for the seven buildings,” he said.

He said that construction for Tower 2 is expected to begin by mid next year after Tower 1’s occupancy rate reaches around 80 to 85 percent.

Amid continued demand for industrial spaces, Aboitiz Economic Estates has expanded in Tarlac through the development of TARI Estate, where global manufacturers including Coca-Cola Europacific Aboitiz Philippines and Ajinomoto Philippines Corp. are currently setting up facilities.

De Mesa said that another food and beverage manufacturing company is set to establish its facility covering 12 hectares in TARI Estate.

He said that the Pax Silica artificial intelligence industrial hub and the Luzon Economic Corridor initiatives are expected to benefit developers like Aboitiz Economic Estates, which have available properties that are ready to host investors.

He also said that the planned Pax Silica hub in New Clark City is expected to bring benefits to the economy by helping the country move up the value chain and create jobs through investments in advanced manufacturing.

On environmental concerns being raised on the planned development, he said that setting stringent standards for locators is the right approach.

“These investors are global investors…Their level of standards are very high, very stringent. So I think that’s the right thing to do, to make sure that you have the highest standards and make it very stringent because that’s actually what they’re looking for,” he said.
