MANILA, Philippines — Property giant Ayala Land Inc. (ALI) is confident it can withstand headwinds from the Middle East crisis, with its leasing business expected to anchor its growth.
ALI chairman Jaime Augusto Zobel de Ayala said the company is currently focused on ensuring ample liquidity and maintaining the flexibility to act swiftly once the environment improves.
“There’s no doubt that the Middle East crisis is a significant disruptor, especially for the property development industry. In times like these, our top priority is stability over aggressive growth,” Zobel said during the company’s annual stockholders’ meeting yesterday.
He said the strategy ALI has put in place, which is to pivot toward leasing through expanding its leasing footprint and reinventing its malls and hotels, has become even more relevant under existing circumstances.
“Our focus on building a stronger recurring income business is precisely to help us weather disruptions and cycles with more dependable revenue streams,” Zobel said.
As part of the company’s balance sheet management, Zobel said ALI would manage its residential launches and reduce its inventory, while also scaling down its capex plans.
“We want to preserve our flexibility so that we have the resources available when this crisis ends or when new opportunities arise. ALI’s track record shows resilience through multiple cycles, and that’s thanks to our prudent management of both our balance sheet and our diverse portfolio,” he said.
ALI president and CEO Anna Ma. Margarita Bautista-Dy said that while ALI has always played the long game, it does not make the company immune to short-term shocks.
“ALI will feel these pressures as well, but we are prepared. We have always deliberately kept our balance sheet strong so we can withstand periods like this.” she said.
