MANILA, Philippines — Avida Land, the middle-income residential brand of property giant Ayala Land Inc., is investing P3.1 billion for a new high-rise residential development in Quezon City.

Avida Land is tapping the sustained demand along the Katipunan corridor amid relatively limited new condominium launches in the area with the launch of The Heights Katipunan.

Avida Land said The Heights Katipunan reflects the company’s continued focus on developing quality homes in growth corridors across Metro Manila.

“The Heights Katipunan continues to be a strong investment location, supported by its role as an education hub and its long-term residential appeal,” Avida Land chief operating officer Aris Gonzales said.

“The Heights Katipunan is designed to serve both end-users and investors – offering efficient, climate-resilient homes that align with how people live, study and work today,” he said.

Scheduled for completion in September 2030, The Heights Katipunan will offer 758 residential units on a 1,833-square-meter land area.

The development will have 33 residential floors, with unit types to include studio, one-bedroom and two-bedroom layouts ranging from 21 to 68 square meters, catering to a range of lifestyle needs.

Unit prices start at P6.7 million, with the project currently available for pre-selling as part of Avida Land’s residential portfolio.

Avida Land national sales head Bing Gumboc said the project is already 15 percent sold in just the first two weeks.

She said there is good demand from the international market, both from international investors and overseas Filipinos.

The development features a façade designed in collaboration with The Buchan Group Australia Pty Ltd, serving as the project’s international façade consultant.

It also integrates a range of security and safety features such as RFID access control, digital locks, CCTV surveillance and emergency power supply.

To enhance resilience and sustainability, The Heights Katipunan incorporates innovations, including heat-reducing materials and rainwater harvesting systems, to address the challenges of a changing urban environment.

“What sets this project apart is how we design the project. Expect this to be Avida’s next generation of residential towers,” Gonzales said.
