Aside from revamping Glorietta, Greenbelt, TriNoma, and Ayala Center Cebu, Ayala Land Inc. also plans to open new lifestyle destinations

MANILA, Philippines – Ayala Land Inc. (ALI) has officially launched Ayala Malls Reimagined, a P17.5-billion investment initiative targeting both the redevelopment of their existing flagship and regional malls and the construction of new malls nationwide. 

At the forefront of this massive redevelopment push are four iconic flagship malls: Glorietta, Greenbelt, TriNoma, and Ayala Center Cebu. 

Mariana Zobel de Ayala, the senior vice president and group head of Leasing and Hospitality for Ayala Land, highlighted the malls’ role as essential “third spaces” where Filipinos connect beyond mere shopping. 

She affirmed that the reinvention is driven by a clear focus on elevating customer experiences through revamped aesthetics, improved circulation, and a harmonious integration of indoor and outdoor spaces featuring abundant greenery.

Among the flagship properties, Glorietta in Makati City is undergoing a refresh that revitalizes its atmosphere by blending its long-standing legacy with new retail offerings and open-air plazas.

Meanwhile, TriNoma’s new look will primarily focus on enhancing entertainment options. The Quezon City mall is set to get upgraded cinemas and expanded dining choices, and will aim to position itself as a transit-integrated lifestyle hub with the Unified Grand Central Station connection.

The last of the four flagship Ayala Malls, Ayala Center Cebu’s redevelopment includes expanded activity spaces, modernized cinemas, and family-friendly areas designed to reinforce its status as a premier destination in the Visayas.

In the regions, the upgrades to Ayala Malls Abreeza, Cloverleaf, Fairview Terraces, and MarQuee Mall emphasize larger activity centers, diversified retail and dining options, and green spaces that reinforce the company’s vision of malls as “third places” for social interaction beyond shopping.

The plan aims to add 700,000 square meters of gross leasable space over the next five years with three to five new malls opening annually, signaling a significant push towards sustainable and future-forward retail growth.

Mariana Zobel de Ayala emphasized the company’s commitment to building malls that not only meet evolving consumer preferences but also foster economic activity and social connection.

“Our mission has always been clear: To build with purpose — developing spaces that drive economic activity, foster social connection, and create enduring value for generations,” she said.

Paul Birkett, chief operating officer of Ayala Malls, highlighted how the redevelopments elevate both form and function. 

“The spaces will be thoughtfully redesigned — incorporating green open areas, sustainable materials, and improved digital infrastructure — to improve shopper experience and adapt to new consumer behaviors,” he noted.

The redevelopment program complements Ayala Land’s broader real estate strategy, conferring resilient growth amid changing retail dynamics and consumer shifts. ALI’s Q1 2025 earnings already reflect this positive momentum, with retail revenue increasing 4% year-over-year to P5.7 billion, and non-renovated flagship malls posting 14% growth.

Key highlights of the redevelopment and expansion program include:

  • P17.5 billion total investment, comprising P13 billion for four flagship malls and P4.5 billion for core and regional mall upgrades
  • 700,000 square meters of new gross leasable area slated for development over five years
  • Three to five new malls projected to open annually in strategic growth corridors such as Parklinks (in partnership with Eton Properties, Inc.) and other emerging commercial hubs

Zobel de Ayala underscored that the malls’ reinvention is integral to sustaining economic vibrancy.

“This is why the reinvention of Ayala Malls is a critical step forward, not only to enhance the retail experience but to ensure our developments remain relevant, resilient, and impactful for years to come,” she said.

Ayala Land plans to announce specific locations for upcoming malls in due course but has confirmed pipeline projects across Metro Manila, Cebu, Laguna, Pampanga, and Davao.
