MANILA, Philippines — Property giant Megaworld Corp. followed up its strong full-year 2025 performance with positive first quarter results, driven by broad-based growth across its leasing, hotels and residential business segments.
Megaworld reported a six-percent increase in its net income to P6.18 billion in the first quarter from P5.83 billion in the same quarter in 2025.
Revenues slightly improved to P21.6 billion from last year’s P20.9 billion as core segments delivered positive growth, both year-on-year and sequentially.
“Our first quarter results reflect the compounding strength of our recurring income base as well as the company’s financial prudence to ensure a healthy balance sheet amid geopolitical uncertainties that continue to weigh on global markets,” Megaworld president and CEO Lourdes Gutierrez-Alfonso said.
Leasing revenues saw a six percent year-on-year improvement to P5.6 billion during the quarter, with Megaworld Lifestyle Malls posting the fastest growth on the back of sustained consumer spending and continued tenant expansion.
Megaworld Premier Offices, for its part, generated revenues of P3.8 billion, up by four percent year-on-year as a result of strong leasing activity and continued take-up from BPO firms and multinational companies.
Megaworld said almost 80 percent of office leases due for renewal this year had already been secured as of the first quarter.
Revenues of Megaworld Hotels & Resorts also climbed by eight percent to P1.5 billion during the quarter, reflecting higher room rates and higher MICE (meetings, incentives, conferences and exhibitions) activities across its portfolio.
Real estate sales, meanwhile, was steady at P13.3 billion in the first quarter as construction progress and revenue recognition continued to build across key residential developments in Metro Manila and provincial growth markets.
Megaworld said among the biggest contributors during the period were projects in Uptown Bonifacio, McKinley West, Westside City and ArcoVia City.
Gutierrez-Alfonso said Megaworld’s township model is delivering exactly as intended.
“Our deliberate pivot toward provincial expansion is now bearing fruit, with our townships in Visayas, Mindanao and key Luzon corridors emerging as some of our strongest and most resilient growth centers today,” she said.
Megaworld at the start of the year expanded its nationwide footprint with the launch of its 37th township, The Sugartown, a 97-hectare mixed-use development in Talisay City, Negros Occidental.
The Sugartown is Megaworld’s third township in the Negros Island region, reinforcing the company’s continued push into high-growth provincial markets.
