MANILA, Philippines —  Phinma Properties, the residential arm of the Del Rosario family’s Phinma Group, expects major developments at its first masterplanned township next year.

Phinma Properties president and CEO Raphael Felix said that land development for the 21-hectare Saludad in Bacolod City is progressing on schedule.

“We expect to be 50 percent of the land development by the end of the year,” Felix told The STAR.

“By early next year, we will start a few condo buildings. Maybe the land development will be substantially completed by next year. And I think Phinma Hospitality will ground break their hotel project,” he said.

Saludad is poised to redefine Bacolod’s landscape not just as a residential hub, but as a destination for culture and commerce.

The township is expected to be home to Southwestern University Phinma, TRYP by Wyndham Hotel as well as vibrant commercial and lifestyle hubs.

“In the same way that we developed condos back in 1997, when our thought process was why are condos for the rich only, that’s the same thought process that went into our townships. Why is it only for the upscale or the wealthy? There should be a township that can accommodate different income classes,” Felix said.

“Saludad caters to stable families that’s why we have the subdivision there. Those who are already established in life, have bigger families and can afford more. But then we also have for the up and coming which is through the condominium projects that we have,” he said.

Saludad will feature Maayo Terraces, a mid-rise condominium enclave for families and professionals, and Likha Estates, a lot-only residential community for those who want to build homes that grow with every generation.

Co-created with Bacolod-based JEPP Real Estate Co. and masterplanned by the award-winning Royal Pineda+, Saludad township in Bacolod marks Phinma Properties’ entry into mixed-use and township development, allowing the company to build more complete and self-sustaining communities.
