RLC’s office builder and lessor Robinsons Offices registered 38,000 sqm of transactions between April and June, according to data from property expert CBRE Philippines.

MANILA, Philippines — The leasing arm of Robinsons Land Corp. (RLC) recorded the highest office transaction volume among Philippine developers in the second quarter, thanks to a pre-leasing placement to its EDSA building.

RLC’s office builder and lessor Robinsons Offices registered 38,000 sqm of transactions between April and June, according to data from property expert CBRE Philippines.

This placed Robinsons Offices as the best performing local developer during the period, building on pre-leasing demand for one of the towers at soon-to-rise complex The Jewel in EDSA.

Robinsons Offices booked 33,400 sqm in commitment for Asscher, one of the four towers of The Jewel. CBRE said the placement was the country’s largest single office transaction in the second quarter.

The Jewel is made up of four towers named after diamond cuts: Asscher, Trilliant, Marquise and Peruzzi, collectively called the ATMP Towers. It is envisioned to become an architectural pride, similar to Malaysia’s Petronas Towers and Dubai’s Burj Khalifa.

Robinsons Offices business unit general manager and senior vice president Jericho Go said The Jewel, located at the corner of EDSA and Pioneer Street, is drawing interest from tenants due to its accessibility.

Citing CBRE’s observation, Go said office demand in Metro Manila is favoring newer buildings, with tenants becoming more selective in where they locate.

Go added that tenants are enthused by the proximity of The Jewel to central business districts in Bonifacio Global City, Makati and Ortigas, allowing it to cover a significant catchment.

Robinsons Offices is scheduled to open the mall and the first two office towers by 2028. Subject to market conditions, The Jewel will be completed in its entirety by 2030.

The developer promises occupier-focused systems for The Jewel, including smart elevators with destination controls, 4.2-meter floor-to-floor height and 12-meter-high office lobbies. The project will also be linked to the Metro Rail Transit Line 3’s Boni Station.

Robinsons Offices also led local developers in the second quarter of 2025, when it closed nearly 50,000 sqm in transactions, largely led by contributions from GBF Center 2.

Robinsons Offices also manages office spaces in economic zones and green-certified districts in Metro Manila and other urban districts, leasing spaces to business process outsourcing, financial and technology locators.
