Condominium developments only accounted for 20% of its first quarter reservation sales on the back of high interest in Rockwell Center Makati, Edades West
MANILA, Philippines – More property buyers are headed to communities outside Metro Manila — at least, that’s what Rockwell Land’s first quarter reservation sales looked like.
Luxury property developer Rockwell Land booked a record-breaking January-to-March period with P8.2 billion in reservation sales, logging a 70% increase year on year. Its statement on Wednesday, May 28, said new horizontal projects accounted for P3.5 billion of the sales.
Condominium developments only accounted for 20% of its first quarter reservation sales on the back of high interest in Rockwell Center Makati, Edades West.
The company’s Samanean at Paradise Farms Bulacan and Molinillo at Rockwell Center Lipa both saw rapid take up after its launch in December last year.

Samanean is Rockwell’s first residential development in Bulacan, spanning 100 hectares. The community had 182 residential lots up for grabs — each spanning 252 square meters (sqm) to 449 sqm, priced at P7 million to P13.4 million.

Molinillo is the residential portion of Rockwell Center Lipa. It’s smaller than the Samanean project as it is only a 12-hectare area. However, this is part of a bigger mixed-use development.
The sizes of the 204 residential lots range from 250 sqm to 480 sqm, with prices starting at P10 million.
Meanwhile, Lauan Ridges by Rockwell in Batangas “is currently more than 50% sold” after its launch in February. The 38-hectare development offers views of Taal Lake and Mount Maculot. Lot prices range from P10 million to P30 million, spanning 250 sqm to 600 sqm for the first phase of the project.
The company’s consolidated revenues reached P20.1 billion in 2024.
“Residential development continues to be our largest contributor, generating P15.9 billion in revenues, up 10% from last year,” said Valerie Soliven, president and chief operating officer of Rockwell Land.
“Our commercial segment also showed solid growth, with revenues reaching P4.2 billion, a 4% increase from 2023,” she added.
This year, Rockwell will launch a full-service hotel at Aruga Resort and Residences in Mactan, Cebu. It also plans to expand its mixed-use IPI Center Done Rockwell after the company bought the adjacent property, spanning 7,500 sqm. – Rappler.com
