MANILA, Philippines — There are spaces people pass through, and there are spaces people remember. A shaded path that makes a walk feel lighter. A park that invites people to pause, move, and gather. A place of worship that offers calm in the middle of the city.
At Filinvest, architecture is shaped by people—how they live, work, connect and thrive. This approach aligns with the Filinvest Group’s broader focus on long-term value creation. Through its diverse portfolio spanning banking, real estate, power, hospitality, sugar milling and infrastructure, it is strengthening what works while building new foundations for future growth with the community.
That philosophy comes to life through spaces designed around everyday human experience.
“At the River Park by Festival Mall, you begin to see how a space can thoughtfully bring together nature, community and everyday life. From the river that has long been part of the landscape to the walkways and open areas that encourage people to slow down and connect, each element is designed with both experience and sustainability in mind," shared Mark Mulingbayan, chief sustainability officer of Filinvest Development Corp.
"It reflects our commitment at Filinvest to create environments that are not only functional, but also meaningful—reconnecting people to place, and to the stories and communities that shape it,” shared Mark Mulingbayan, chief sustainability officer of Filinvest Development Corp," Mulingbayan added.
Indeed, the 244-hectare Filinvest City in Muntinlupa brings together green spaces, commercial and residential uses, walkable corridors, and mixed environments that support work, leisure, and community life. It is the only integrated development that has earned LEED v4 Gold certification for Neighborhood Development Plan, reflecting the company’s broader sustainability framework—Green, Inclusive and Resilient.
A human-centered approach
One of the clearest examples of this human-centered design approach is Filinvest City’s park system and green network, which were planned not simply as open spaces, but as functional, people-oriented places woven into daily life.

The park system is designed for mobility and connectivity, with continuous pedestrian and cycling paths that support short, non-vehicular trips within the township. It reinforces Filinvest City’s 15-minute city framework by connecting daily destinations through shaded, pedestrian-centered routes. (Left) Water Garden inside Festival Mall; (right) Creekside Park.
Filinvest City’s park system consists of six distinct parks across the township and is a major component of the township’s broader sustainability framework, contributing through its intentional open space allocation, circular plant production, and conscious use of native trees.

The Filinvest City Park System, an interconnected network of green spaces within the township master plan, has been recognized with a Platinum Award at the 2024 London Design Awards for Architectural Design for Public Spaces, highlighting its thoughtful design and contribution to urban livability. At the heart of the township, Spectrum Linear Park itself serves as an innovative green belt with close to a kilometer of tree-canopied walkways, landscaped paths, lighted seating areas, and outdoor art installations for pedestrians.
Spaces for reflection
From the public realm, that same design philosophy extends to spaces for reflection and community. Our Lady of Lourdes Chapel in Filinvest City, developed by Filinvest Alabang Inc., has gained international recognition for blending spirituality, architecture and nature.
The chapel won at the 2024 London Design Awards under Architectural Design – Landmarks, Symbolic Structures. The chapel was designed by Hiroshi Nakamura & NAP Architects and conceived as a symbol of love and peace, with a winding path inspired by the Via Dolorosa and an inverted white lily crowning the structure to symbolize the Virgin Mary’s welcoming embrace. Its biophilic design follows the hill’s natural silhouette, while gardens preserve century-old acacia trees along the curve of the river.

Our Lady of Lourdes Chapel has been recognized with multiple architectural design awards since its completion.
Its sustainability features are also part of what makes the chapel purposeful. The project blended faith, sustainability, and community engagement, highlighting the use of sustainable materials, passive cooling and energy-efficient systems.
Purposeful workplaces
The story of purposeful design in Filinvest also extends to workplaces.
Axis Tower One, which is owned by Filinvest REIT Corp. is a 25-story PEZA-certified Grade A office building in Northgate Cyberzone. It is one of the four-building Axis Towers complex arranged in an X-pattern to maximize natural light and reduce solar heat, with landscaped open spaces and a LEED Gold-certified design.
Axis Tower One reflects how corporate environments can be planned not just for efficiency, but for long-term comfort, sustainability, and integration with the larger business district. Today, over a thousand workers are growing their careers in this office building.

Axis Towers in Northgate Cyberzone, Filinvest City, are set within a vibrant, park-connected business district that supports modern, integrated work environments.
Similarly, Parkway Corporate Center, a 32-story office condominium within Filinvest City is the first office development in the country to achieve a LEED v4 Core and Shell rating, a globally recognized certification for fundamental building design and infrastructure. Designed by H1 Architecture and Design, PCC integrates geothermal energy, high-efficiency VRF units, optimized daylight access and water-saving fixtures to significantly reduce energy and water consumption, while incorporating pocket gardens and podium decks as shared spaces to support occupant well-being.
Embedded within a walkable and mixed-use green environment, the building demonstrates how thoughtful architecture, environmental stewardship, and human-centric planning can come together to create a future-ready workplace aligned with international sustainability standards.

One Filinvest in Ortigas, a LEED Gold-certified development, integrates energy-efficient systems and climate-responsive design to support a more sustainable and comfortable workplace environment.
Meanwhile, the newly opened One Filinvest by FLI in Ortigas is a LEED Gold-certified office and retail development designed to support modern, sustainable business operations. Strategically positioned at the intersection of Ortigas and ADB Avenues, the tower’s form is designed to optimize natural light and views, while its façade systems help manage heat gain and improve overall energy performance.
It offers nearly 39,000 square meters of premium office space with flexible layouts for multinational firms and BPOs, supported by energy-efficient systems, water-saving fixtures, high-performance façades and optimized ventilation—reducing environmental impact while enhancing occupant comfort.
Mindful hospitality
Still in development, Grafik Pine House in Baguio is set to offer a different expression of purposeful design—rooted in sensory experience, culture and place. Conceived as a gateway to the mountains, the property invites guests to slow down and engage with their surroundings, from the scent of pine and shifting mist to the flavors of the highlands.
The 256-room, split-level development is designed to blend with the terrain while offering thoughtfully curated spaces, including a spa and four distinct dining concepts that highlight local ingredients and regional identity. At its core is Saleng, a signature restaurant inspired by Cordilleran culture, reflecting a deeper commitment to storytelling through food and a more sustainable, locally grounded approach to hospitality.

“What really brings these spaces together is a common design principle—seeing architecture as something that enhances your experience and supports a sustainable way of living. As Filinvest moves forward and grows, it's all about creating more meaningful ways for people to live,” said Mulingbayan.
